Advice To Help You Decide If Mortgage Refinancing Is For You

Wednesday, July 30th, 2008

by Ray Lam

Mortgage refinancing has advantages and disadvantages for every homeowner. If you are considering refinancing your mortgage you will need to weigh the advantages and disadvantages to decide if refinancing is right for your situation. Here is what you need to know in order to get started.

There are a number of reasons homeowners refinance their mortgage loans. These reasons include lowering your monthly mortgage payment by qualifying for a better interest rate or extending the term length of the loan, refinancing to cash out equity and pay off your bills, and refinancing to pay off your mortgage at a quicker rate. Each of these reasons has its own advantages and disadvantages; however, all are sound reasons for refinancing any mortgage loan, regardless of the economy.

Mortgage refinancing decision would, of course, also depend on the remaining term of your mortgage (for mortgage refinancing would make no sense if you had just a short period of say 4-5 years remaining on your current mortgage). These criteria for mortgage refinancing are based on the various costs associated with mortgage refinancing. These mortgage refinancing costs include prepayment costs for the current mortgage, closing costs of the new mortgage and other fees etc. Generally, people use mortgage refinancing as a tool to move from a higher adjustable rate mortgage to a lower fixed rate mortgage. Though the reverse is possible too in some cases but adjustable rate mortgage to fixed rate mortgage is generally the case.

Another reason for mortgage refinancing is ‘need for money’. So, if you have built a significant home equity, you can use mortgage refinancing to get a home mortgage loan that will generate cash for you (by bartering your home equity). This money generated from mortgage refinance can be used for various purposes like financing the education of children, debt consolidation or home renovation. Debt consolidation is one big reason for mortgage refinancing. You can use mortgage refinance for creating money to get rid of high interest debts (like credit card debt, personal loans etc) and hence save money and your credit rating too.

By mortgage refinancing you can save thousands of dollars in terms of the total interest you pay over the term of loan. So mortgage refinancing is surely a good option but must be exercised only after proper evaluation of the situation and of your own needs.

Government Auction Review Sites - Can They Help?

Wednesday, July 30th, 2008
by Doug Smith

How would you like to purchase a good vehicle or a wonderful home for 90% off of the market price? What about jewellery, electronics, or even office supplies to start your own small business with? You can find good deals on them all if you participate in government auctions! Due to foreclosures, repossessions, seizures, and surpluses, the government will often offer many expensive items for extremely low costs.

Imagine how nice it would be to purchase a decent car for as low as $100! Due to the current housing crisis in the United States, more homes than ever are being sold for very low prices at government auctions. Just think for a moment; your dream home could be being sold at a government auction right this minute for as low as 90% off its original price! If you’re a small business owner, you can find many office supplies at government auctions as well. You can even earn money yourself by purchasing these items at amazingly low prices and selling them for more!

These government auctions are held every day in every state, yet most people aren’t even aware of them. For the most part, it’s usually car dealers and small business owners who show up at government auctions to find good deals. Some are still open to the general public though, and if you can find out where they’re being held, you can show up to find a good deal yourself!

Or, if you prefer not to leave your seat, you can find government auction items on the Internet! The government will oftentimes put government auction items on the Internet and will allow the general public to place their bids electronically. There are many, many government auction sites on the web that claim to offer repossessed and surplus items for very low costs. A google search for “government auctions” will bring nearly 2,500,000 hits!

If you decide to bid electronically, you must be careful and watch out for scams. Many of these government auction sites are not legitimate at all. They may charge you a membership fee for nothing. You will find that the so called “government auction items” are no longer available. So many of these online government auction sites only offer expired auctions and outdated offers.

So how will you be able to tell the legitimate government auction sites from the scammers? Fortunately there are also government auction review sites as well. These experts provide professional government auction reviews. They research government auctions and offer reviews and evaluations.

These government auction review experts have tested over a dozen government auction membership sites. They assess using certain criteria including:

- the quantity of listings and how up to date they are

- the range of sources used

- ease of use

- how relevent is the information

- value of membership

The professionals behind the government auction reviews obviously put a lot of time and effort in providing the best resources and opportunities for you. You will save a lot of time and money in the long run by visiting sites with government auction reviews. Just sit back and let them do the research for you!

Where to get made to meaure blinds in Luton and Dunstable

Tuesday, July 29th, 2008
by Katie S Turner

Finding a good supplier of window blinds and awnings in Luton can be difficult.

May I introduce Quickfit Blinds of Luton and Dunstable, Bedfordshire.

They offer a complete range of blinds and motorized awnings. Wooden venetian and verticals are their most popular ranges, but don’t forget they do the good old fashioned roller and aluminium venetians as well.

They carry a larger range of samples than most and deal with more suppliers then anyone else we know in the Luton area. This means you are more likely to find a prfect match for your decor with Quickfit Blinds.

You simply call them on 01582 390511 and they will arrange a time to call on you to show you the samples, measure your windows and discuss your needs. The quote comes without obligation.

Quickfit Blinds offer a price promise to make sure there prices are at worst competitive, but are happy to beat any quote on a blind for blind basis.

Delivery times are usually 1 to 3 weeks depending on what you order and how busy the factories are, but all blinds are targeted to be fitted within 2 weeks.

As most of their work comes from repeat and referral I have no problem is recommending them.
